In brief
We collect only what you choose to send us and the limited technical data needed to operate and secure the Site. We do not sell or share personal information for advertising, we do not use advertising or tracking cookies, and our analytics are cookieless.
Scope of this policy
This Privacy Policy describes how QOZB Management, LLC, a Delaware limited liability company and a BlackForge Ventures company (“QOZB Management,” “we,” “us” or “our”), collects, uses, discloses and protects information in connection with qozbmanagement.com and its subdomains (the “Site”), including the forms and tools available on the Site.
This policy applies to information collected through the Site. It does not apply to information we receive in the course of a client engagement, which is governed by the applicable engagement agreement and any related confidentiality terms, or to third-party websites and services linked from the Site.
The Site is intended for business and professional audiences, including Opportunity Zone fund sponsors, developers, operating businesses, investors and their advisors.
Information we collect
Information you provide
- Inquiries. When you submit the contact form, we collect your name and email address and, if you choose to provide them, your company, role, project stage, project size, project location and message, together with the page context of your inquiry (for example, that it followed a readiness check).
- Resource requests. When you request the OZ Compliance Checklist, we collect your name, email address and, optionally, your company.
- Correspondence. If you email or otherwise communicate with us, we keep the content of those communications and the contact details you use.
Please do not submit confidential, proprietary or sensitive personal information through the Site. Information submitted through the Site is not treated as confidential and does not create a client relationship (see our Terms of Use).
Information you enter into our tools
- Tract lookup. The street address you enter is sent, through our server, to the U.S. Census Bureau’s public geocoding and mapping services to identify the census tract and its boundary. We use the result only to display your answer. We do not store the addresses you look up or associate them with you, although our hosting and content-delivery providers may cache the result for a limited period to improve performance.
- Compliance readiness check. Your answers are scored entirely in your browser. They are not transmitted to us or stored by us.
Information collected automatically
- Server and security logs. Like most websites, our hosting provider automatically records technical information when you visit, such as your IP address, browser and device type, the pages requested, referring URL and the date and time of each request. These logs are used to deliver, secure and troubleshoot the Site and are retained for limited periods under the provider’s practices.
- Analytics. We use privacy-focused, cookieless analytics to understand aggregate use of the Site, such as page views, referrers and approximate country. These analytics do not use cookies and are not used to identify individual visitors or to track you across other websites.
- Spam and abuse prevention. Our forms use Cloudflare Turnstile, which evaluates technical signals from your browser and device (such as browser characteristics and IP address) to distinguish people from automated abuse. Cloudflare processes this information under its own privacy terms.
Cookies and similar technologies
We do not use advertising cookies, cross-site tracking technologies or third-party advertising pixels, and our analytics are cookieless. Essential technologies may be used by our service providers to deliver the Site securely and to protect our forms from abuse. You can control cookies through your browser settings; doing so will not affect your ability to read the Site.
Because we do not sell personal information or share it for cross-context behavioral advertising, there is nothing to opt out of. We nonetheless honor Global Privacy Control signals as a request to opt out of any such sale or sharing.
How we use information
We use the information described above to:
- respond to your inquiry and communicate with you about Opportunity Zone structure, compliance and reporting matters you have asked about;
- deliver resources you request, such as the OZ Compliance Checklist, and follow up regarding them;
- evaluate, establish and administer potential and existing client relationships;
- operate, maintain, secure and improve the Site, including detecting, preventing and responding to fraud, abuse and security incidents;
- understand aggregate use of the Site to improve its content and tools;
- comply with applicable law, regulation, legal process and professional obligations; and
- establish, exercise or defend legal claims and protect the rights, property and safety of QOZB Management, our clients and others.
We do not use personal information collected through the Site for automated decision-making that produces legal or similarly significant effects.
How we disclose information
We do not sell personal information, and we do not share personal information for cross-context behavioral advertising. We disclose information only as follows:
- Service providers. With vendors that host and deliver the Site and process information on our behalf, under terms that limit their use of it, including Vercel (website hosting and analytics), Cloudflare (form spam protection), Resend (delivery of form submissions to our team by email) and Google Workspace (our email and business productivity tools).
- Public data services. Addresses entered into the tract lookup are sent to the U.S. Census Bureau’s public geocoding and mapping services, as described above.
- Professional advisors. With our attorneys, accountants, auditors and insurers, in their professional capacity and subject to confidentiality obligations.
- Affiliates. With companies under common control with QOZB Management, including BlackForge Ventures companies, for purposes consistent with this policy.
- Legal and safety. When we believe in good faith that disclosure is necessary to comply with law, regulation, legal process or governmental request; to enforce our Terms of Use; or to protect the rights, property or safety of QOZB Management, our clients or others.
- Business transfers. In connection with an actual or proposed merger, acquisition, financing, reorganization or sale of all or part of our business, subject to customary confidentiality protections.
- With your consent or at your direction.
Retention
We retain inquiry and correspondence information for as long as reasonably necessary to respond to you, to evaluate and administer any resulting relationship and to maintain business records, and in any event as required by law. Inquiries that do not lead to an engagement are generally retained for no longer than three years after our last communication. Information connected with an engagement is retained in accordance with the engagement agreement and our record-keeping obligations. We do not store tract lookup addresses or readiness check answers.
Security
We maintain administrative, technical and organizational safeguards appropriate to the nature of the information we collect, including encryption in transit (HTTPS), access controls limiting who can view submissions and reputable service providers with their own security programs. No method of transmission or storage is completely secure, and we cannot guarantee absolute security. If you believe your interaction with us is no longer secure, please contact us promptly.
Your choices and rights
You may ask us to access, correct, update or delete the personal information you have submitted through the Site, or to stop contacting you, by using our contact form. You may also unsubscribe from any marketing email by following the instructions in it.
Depending on where you live, you may have additional rights under applicable privacy laws, which may include the right to know what personal information we hold about you, to obtain a copy in a portable format, to correct or delete it, to opt out of its sale, sharing or use for targeted advertising (which we do not do), and to appeal our decision on your request. We will not discriminate against you for exercising these rights. We may need to verify your identity before acting on a request, and you may use an authorized agent where the law permits.
If you are located in the European Economic Area, the United Kingdom or Switzerland, we process your information on the basis of our legitimate interests in responding to inquiries and operating our business, to take steps at your request before entering into a contract, to comply with legal obligations, or with your consent, which you may withdraw at any time. You may also have the right to object to or restrict processing and to lodge a complaint with your local data protection authority.
